    i was hoping for troops out of Afghanistan and freeing up Fannie and Freddie as well but it doesn't look like either of those is going to happen

    Ed Calderon weighed in on this topic yesterday on Adam Carolla. Between Presidente Obrador not getting an invite to Biden's inauguration, refusing to recognize Joe's presidency anyway, and openly praising Trump for years now... welp, when the next caravan comes roaring over the border into SoCal and Texas, we shall see how lovey dovey relations are then.

    There are a few examples of really shitty white trash.
    But there is just soo much white trash that its just a matter of numbers.
    Whites influenced by intellectuals on the other hand...
    They will bring their stuff to Texas like they did to Oregon.
    No matter how much they say they wont.
    There needs to be a pit stop in the desert or something to cleanse the roof of your mouth.
    You can't just go straight from living in LA then moving to Texas.
    You gotta spend a year or two in Phoenix or something to get renewed.

    Anyhow, CA aint ruined its just on reset.

    looks like the admin tried to free up freddie and fannie somewhat but it sure wasn't interpreted as good news
    thought shares would at least be up but that only proves i know nothing
    must be looking at more risk and a housing market that's due for a downturn

    Yeah, saw that the percent of delinquent mortgages has been steadily climbing.

    But part of me wonders if the housing market will actually drop since the irresponsible debt behavior of governments are going to create some serious inflationary pressures.

    its for sure something to watch
    i go on pure instinct w as much information as i can gather more or less
    the last 6 months of the RE market make no sense by any gauge i've ever used
    a lot of money still on the sidelines looking for hedges against inflation no question and imo that is the driver of the current market and the reason it hasn't dropped already
    i've witnessed two extreme turns in RE and man they are brutal and cash is king
    have two kids and a couple of friends that came into recent inheritance and when they ask me its the same answer its been for the last 4 years
    keep your powder dry
    have the feeling there will be extreme opportunity
    meantime i'm looking at NC and a small rental as my hedge
    hopefully Finski will end up somewhere close by lol
    i know its not an accurate depiction but everything on zillow seems to be showing a lot of pre foreclosures

    Incidentally, we are focused on central Kentucky. I'm flying to Louisville in February for a long weekend of house hunting. Plenty of homes in the vicinity there, like Hillview and Brandenburg. Of course ... there's Indiana, just over the border ... Floyds Knobs ... I kid you not.

    @irish would have a field day of altering my posts if we moved there ...

    Incidentally, @LAdiablo ... my first choice was Asheville, NC. The city is just too priced out for us. You would love the place, though, as would your dogs. Plenty of streams and ponds and trees to get lost in and near.

    I know you guys are successful with RE and are looking for homes but you sound like you are also looking for a return on that investment.
    Does everything need to have a return?
    Does your house need to be an investment?
    And if you are moving because of fear then what kind of return are expecting to make in the event that the shtf?
    Your neighbor is gonna be bill Gates as he owns most of America's farmland through shell corps.
    Shells always been the best currency.
    Regardless of what pretty colors the king wears on his billete.

    The 69% is the amount of the rent paying population that can pay 1500 dollars a month for their home or apt.
    You like cash?
    Those people will always exist in large numbers as ready customers willing to give you a monthly dividend of princely cash when the higher priced real estate is stuck in one or another contrived holding pattern.
    Because if cash is king then real estate is the royal business.
    But if you want that then who do you want as your peers?
    The petty lords in their mcmansions striving for your crown while they smile at your wife and daughter or the working class heroes who at the end of day will still be there to protect your castle while your lords and ladies have all fled to their home back east for the long cold winter they running from.

    This is funny... I've heard the "fear" pitch before. It's stone cold bullshit, but I'll lay it out for you, Rube. I respect you plenty to break it down for you.

    Does everything need to have a return?
    We are fortunate that we did not go upside down in Anaheim when we bought low in 2011. At $380K, there was a decent chance we would see this property LOSE value after we bought it. There was a very likely chance that my wife's business would fail to turn a profit - a profit which made it possible to improve this property and increase our curb appeal. There were no guarantees then, nor are there any now. There never are. It is all speculation.

    Does your house need to be an investment?
    No. Every expenditure need offer no return. But if owning wasn't superior to renting, we would never have bought. That is why folks buy. To see appreciation over time. Otherwise, we could have spent about the same on rent as we did in mortgage payments. And if we had, we'd have about 20K set aside. Now, we have much more, but it involved risk. We took it. We came out ahead. Even if we sell this place in a few months and only see 50% appreciation, it'll have been a boon to us. We deserve that. We took the risk.

    And if you are moving because of fear then what kind of return are expecting to make in the event that the shtf?
    Leaving now is not a fear move. It is the smart move. What? I should wait until the state puts another 2-3% sales tax on everything we buy? Increases our property values another click? Devalues the property by allowing Anaheim to become a homeless haven? See further drop in our investments when the Angels leave Anaheim & when Disneyland leaves California.

    Yes. I said when. Both will not stay here much longer.

    If the shit hits in Kentucky, it hits us with NO DEBTS, and a paid off home. I have a small retirement coming in a few years, and my wife has 20+ years of active employability as one of the foremost voice teachers in the country ... we have savings as well, and I have skills outside the classroom (not just hooking, right @irish ? ) if the shit hits while we are in Anaheim, we are still 280K away from paying off this house, and the market would knock profits off the house if we wait too long to sell. THAT'S fear. Going now is prudent, not scared. It is proactive, not reactive. We were also planning this in 2017, looking to a decision like this as of June 2020. We gave it another year, and it is wise that we did. The house gained another 40K since then.

    Most of all, our children deserve better than this shit sandwich. My wife deserves better. I deserve better. This place is a sewer. I won't let them smell it, bath in it, or drink it because it's 72 degrees and sunny 90% of the year. We aren't lizards. Climate is overrated. Just like message boards. Just like team chemistry. Just like Presidents and Governors and border walls and the rest. Likewise Covid. Covid ain't shit. But life here is going to be shit sooner rather than later. So we are saying later to it. So it goes.

    Kentucky is a smart move. When I'm working part-time at a distillery and part-time at a Catholic school, and we are debt free and the house is paid in full ... I'll let you know how much I miss the degradation of SoCal. I promise.

    And I won't apologize because we were shrewd with our money. We gave up a lot to pay far more of this house off faster, and to eliminate credit card debt and pay off our cars. We didn't vacation, we didn't eat out at lavish places, at least not often. Several of my progressive friends lost their homes here in the last three years while dining at Morton's monthly and going to Mammoth for a week to ski and to Cabo for two weeks at Christmas and a cruise in the summer time. Now, they are moaning about debt and living beyond their means; they should have thought about that while they were sipping champagne on a beer budget.
